Homeowner due diligence checklist
Being featured on our postcard means a pro is committed to the LPBN community — it is not a certification of license, insurance, or skill. Before you hire any company, please run through these steps. It takes 10 minutes and protects your home, your finances, and your family.
1. Verify the license
Look up the company and the qualifying agent on the Florida DBPR license search. Confirm the license is active, in the correct trade (e.g. CCC for roofing, CAC for HVAC, EC for electrical), and matches the business name on the estimate.
2. Request a Certificate of Insurance (COI)
Ask for a current COI showing general liability and workers' compensation coverage. Have it sent directly from their insurance agent with your name and property address listed as certificate holder. Confirm the policy is in effect on the work dates.
3. Get a written, itemized estimate
Insist on a written estimate that lists scope of work, materials, brand/model numbers, start and completion dates, payment schedule, and warranty terms. Avoid large up-front deposits — Florida law caps roofing deposits at 10% before permits in most cases.
4. Check recent references & reviews
Read neighbor feedback right here on LPBN, then cross-check on Google and the BBB, and ask for two or three recent local references you can actually call. Drive by a recent job site if the work is exterior.
LPBN does not screen, audit, or continuously monitor any pro's license, insurance, or background, and credentials can change without notice. Verification is the homeowner's responsibility on every job. See our Terms of Service and Affiliate Disclosure for full details.
